Suggested replacements if you don't have/want to run Dunwich:
Rite of Seeking -> Drawn to the Flame
Painkillers -> Forbidden Knowledge or Leather Coat
Hypnotic Gaze * 2 -> Peter Sylvestre + Manual Dexterity (this might actually be better anyway, as I mostly had it for Umordhoth who I never fought)
Deck rationale: Agnes is like the perfect race car, you want her to fall apart just as she crosses the finish line. Her special ability turns every ponit of sanity into free damage. You want to avoid skill tests with anything other than as much as possible. Forbidden Knowledge and Painkillers allow you to trigger her special ability and dish out damage without touching the bag or spending actions. They can also be used in all phases of the round, which is really useful. She relies fairly heavily on drawing Flashlight in this deck, I tried/considered various other things like Newspaper, 2 Rite of Seeking and 2 Drawn to the Flame, but this with the 2 * Arcane Studies and mulligans seemed to work.
The Gathering - defated ghoul priest refused to burn house (7 exp), mulligan hard for Flashlight. Only exceptions; Shrivelling, "Look what I found!", Rite of Seeking.
Midnight masks - 3 cultists including masked hunter. Attacking cards more important.Forbidden Knowledge and Painkillers great for killing Acolytes. Added Song of the Dead, upgraded Peter Sylvestre and Shrivelling. Removed one "Look what I found!" (too few locations with 2 clues).
The Devourer Below - got resolution 1 victory with 3 doom to spare, low on health and sanity. The ritual site is actually fairly easy for Agnes, the hard part is getting the first 3 clues quickly and then finding a way past the remaining cultists. I drew Cunning Distraction in my opening hand and kept it until I needed it, after putting a second copy of it and Fire Extinguisher in my deck with the hope of evading everyone. They replaced Leather Coat and Alyssa Graham. I spent the last 3 points on Blood Pact in case I needed to fight Umordhoth, as doom doesn't matter at the point you are fighting it.
